NAV REITs
- Early entrant into the NAV REIT space
- Osage principals helped lead the conversion of Dividend Capital Diversified Property Fund (“DPF”) from a fixed-price lifecycle REIT into one of the first perpetual life NAV REITs
- Osage principal Kirk Scott served as CFO of DPF for nearly a decade
- Osage specializes in NAV REIT structuring and operations, including legal documentation, fee structure, NAV policies and procedures, accounting, operations and distribution
Asset Roll-Up Transactions
- Experienced in the nuances of complex asset roll-up transactions, including valuation/fairness opinions, investor and lender consents, tax planning (including tax protection agreements), and operational matters
- Recently completed a successful engagement for a 17-property, approximately $800 million tax-deferred roll-up transaction to seed a newly-formed NAV REIT
